This is a very social room, traditionally Andalucian with a modern twist such as contemporary Andalucian floor tiles, modern kitchen units, upgraded kitchen appliances and a central dining area. Stairs then lead from this room to the first floor, whilst a sliding door in the far corner opens into the shower room. The new flooring continues into this room and the bathroom boasts a high specification modern glass shower screen with rain head drencher shower. Opposite the stairs is an external door leading out to the side street.
As mentioned, a door to the rear of the kitchen leads to the stairwell accessing the first floor. At the top of the stairs is a generous landing area which could easily be utilised as a study or office area. A door from this landing area opens out to the 17m² roof terrace with views over the village and on to the distant countryside. A step down from the landing leads into the master bedroom with feature exposed brick wall and colourful roof beams. The second bedroom is accessed from the rear of the master bedroom.
A solar panel has been fixed on the outside front wall and this clever feature delivers warm - dry air to the master bedroom during daylight hours.
The property is connected to mains water and electricity and receives good internet coverage. An electric water heater mounted on the kitchen wall provides hot water to the property. The furniture can be included in the sale, via separate negotiation.

ABOUT
LUBRIN
Lubrin is a modest town located in the Sierra de Los Filabres mountains. The picturesque village is situated around 45kms from Mojacar´s beaches and 70kms from Almeria city.
Lubrin is a small village but offers all the basic amenities. There are several bars and cafes, including Los Molinos restaurant, which is renowned throughout Almeria for its superb tapas. There are also small supermarkets, shops, and weekly markets. The parish of Lubrin is actually made up of 20 small villages & hamlets.
During the month of August, Lubrin is the village of light; celebrating the Festival of Lights with a series of outdoor theatrical events and concerts, visitors come from all around to enjoy these festivities. Also, on the 20th January each year, the villagers of Lubrin celebrate the Fiesta del Pan (Bread Festival), honouring San Sebastian, where delicious local bread is baked and stuffed with anchovies, blood or garlic sausages, and eaten with gusto!
